You have made an Offer...

BUYER CHECKLIST…..STEP BY STEP

1. 1ST STEP: Contact Ken Bolan, I will create a search engine that will allow you to go online to see what houses are available in the areas that you would prefer to live in.


2.  Before you shop, contact a lender!!!  Determine how much home you can qualify for! LSR: This is a loan approval form, you will get this from your lender; this is important, this form is part of the contract.

 

3. Let me show you homes that match your needs, desires and price range.  I specialize in finding great homes based on your information.  WE CAN FIND THE HOME OF YOUR DREAMS!!

 

4. Your Realtor will write a contract for you, this is called an offer. You will have your earnest check ready, a Loan Status Statement from your lender and your offer will have a time limit.

 

5. When the seller signs your offer; this is now an EXECUTED CONTRACT.

 

6. If the seller wants a few changes to your offer, the seller will (X) the box on the last page (Counter Offer). Counter Offers can go back and forth until both parties agree, the final Counter Offer you sign executes a contract. Some times this is done verbally between agents, or in writing.

 

7.  You will submit to your lender a copy of the executed contract, and the name of the title company that will be handling the closing of this escrow.

 

8. The Seller's agent will now provide you with a Seller's Property Disclosure Statement (SPDS) within five days of acceptance of your contract.

 

9.  If the home is located within an HOA, the Seller's agent will provide you with a copy of the CC&R, and HOA Rules and regulations within the Inspection period.

 

10. Your Realtor now opens escrow at the title company. This is where all information will be collected and documents will be prepared to transfer title from seller to buyer at specified close of escrow.

 

11. The 10 day inspection period begins. You are HIGHLY recommended to hire certified professionals to inspect your new investment.

 

12. After inspections: Your Realtor will help you fill out a buyer inspection report. At this time you will ask the seller to repair disapproved items; the seller then has 5 days to respond to your disapproved items.

 

13. Appraisal on property should be done immediately in the first 5 days.

 

14. After all parties agree on items to be repaired and appraisal report is done and accepted the contract goes on.

 

15. At this point you have been working with your lender to be ready for the close of escrow date. The lender will be responsible to have your documents ready and to the Title Company 3 days before the close of escrow.

 

16. FINAL WALK: This is to view the home one last time to inspect repairs and receipts and to verify the home is in good condition.

 

17. You will be called by the Title Company to come to sign your documents and to pay your final Closing Costs. AFTER THE HOME HAS BEEN RECORDED IN YOUR NAME AT THE COUNTY RECORDER YOU CAN HAVE YOUR KEYS.
